Terms and Conditions
These Terms and Conditions outline the rules, responsibilities, and requirements for guests booking or attending an event, swim, or reservation at Katy StayCation, LLC. By making a reservation, submitting payment, entering the property, or signing the Event Rental Agreement, the renter agrees to these Terms and Conditions.
1. Booking and Payment
Reservation Confirmation: Bookings are only confirmed upon receipt of full payment or a deposit (if applicable).
Payment Methods: Katy StayCation, LLC may require payment in full, a deposit, a refundable security deposit, a non-refundable Damage Protection Fee, or other required charges depending on the reservation details.
Full Payment Deadline: All payments must be completed by the due date provided. Failure to complete payment on time may result in cancellation of the reservation.
2. Cancellation Policy
All cancellations and reschedule requests are subject to Katy StayCation, LLC’s Cancellation and Reschedule Policy.
Guests should review the full Cancellation and Reschedule Policy before booking. Reschedules are subject to availability, and rescheduled bookings cannot be moved to a Saturday, regardless of whether the original booking was scheduled on a Saturday.
3. Renter Responsibilities
The person who books, signs, or pays for the reservation is considered the responsible renter.
The renter is responsible for themselves, all guests, minors, family members, invitees, vendors, decorators, entertainers, photographers, caterers, service providers, and any other person who enters the property in connection with the reservation or event.
The renter is responsible for sharing all applicable rules, safety guidelines, property policies, and instructions with their entire group before and during the reservation.
4. Approved Guest Count and Capacity
The guest count provided at the time of booking must be accurate and must not exceed the approved guest count, package range, or property capacity without prior written approval from Katy StayCation, LLC.
If the number of guests exceeds the approved guest count, package range, or property capacity, Katy StayCation, LLC reserves the right to charge the applicable package difference, additional guest fees, cleaning fees, service fees, or any other related costs.
Exceeding the approved guest count may also result in immediate termination of the event without refund.
5. Property Access
The renter and guests only have permission to access the approved rental areas, including the backyard and designated event areas.
Guests do not have permission to enter the private residential dwelling or any restricted areas unless specifically approved in writing by Katy StayCation, LLC.
6. Check-In, Check-Out, Early Arrival, and Overtime

7. Safety, Pool, Hot Tub, and Amenity Use
All guests must follow posted safety rules and use the pool, hot tub, and amenities safely, responsibly, and only for their intended purpose.
No running, rough play, diving in shallow areas, glass containers, unsafe behavior, or use of the pool under the influence of alcohol or drugs is permitted.
Children under the age of 14 must be supervised by an adult at all times.
Guests may not place or allow any foreign substances, unsafe items, or damaging materials in the pool, hot tub, filters, drains, outdoor kitchen, restroom, or amenity areas.
8. Decorations, Vendors, and Event Setup
All decorations, vendors, entertainment, catering, photography, event setup, and third-party services must comply with Katy StayCation, LLC rules and must be approved when required.
Decorations or setup materials may not damage walls, floors, furniture, fixtures, landscaping, pool equipment, fencing, or any other part of the property.
Nails, screws, staples, strong adhesives, glitter, confetti, open flames, or any damaging installation method are not permitted unless the renter has express written approval from Katy StayCation, LLC.
All decorations, trash, food, personal belongings, vendor materials, and event items must be removed by the approved check-out time unless otherwise agreed in writing.
9. Pets and Dog Park Rules
Dogs are permitted only inside the designated dog park area unless the renter has prior written approval from Katy StayCation, LLC.
Dogs are not allowed in the pool, hot tub, restroom, outdoor kitchen, furniture, event areas, or restricted areas.
No other pets or animals are permitted unless the renter has prior written approval from Katy StayCation, LLC.
The renter is responsible for ensuring that all dogs remain supervised, controlled, and safely contained within the designated dog park area during the reservation.
The renter is responsible for any damage, cleaning, waste removal, service fees, or other costs related to dogs or any other approved animals brought onto the property.
10. Alcohol, Unsafe Conduct, Illegal Activity, Drugs, and Weapons
Illegal activity, drugs, weapons, violence, disorderly conduct, unsafe behavior, or any conduct that violates federal, state, county, or local law is strictly prohibited.
If alcohol is present or consumed during the event, the renter is responsible for ensuring that it is consumed legally and safely.
Underage drinking, intoxicated swimming, unsafe alcohol-related behavior, or any activity that creates a risk to guests, property, neighbors, or Katy StayCation, LLC is strictly prohibited.
Violation of this section may result in immediate termination of the event without refund, removal from the property, additional fees, and/or involvement of local authorities.
11. Property Damage, Cleaning, Fees, and Additional Charges
The renter agrees to return the property, pool area, amenities, equipment, furniture, restroom, outdoor kitchen, landscaping, and all items provided by Katy StayCation, LLC in the same condition in which they were received, except for normal wear and tear.
The renter is financially responsible for any damage, loss, theft, breakage, stains, excessive cleaning, misuse, missing items, repair needs, replacement needs, service calls, overtime, unauthorized guests, or other valid charges caused during the reservation by the renter, guests, minors, vendors, invitees, or any person allowed onto the property by the renter.
Katy StayCation, LLC may issue an invoice to the renter with a description of the charges. The renter agrees to pay all valid charges by the due date stated on the invoice.
Katy StayCation, LLC also reserves the right to charge the card on file through the Credit Card Authorization (CCA) for any valid damages, fees, deposits, or additional charges related to the reservation.
12. Refundable Security Deposit and Damage Protection Fee
A refundable security deposit may be required based on the approved guest count for the reservation:
1 to 20 guests: $100.00 refundable security deposit
21 to 40 guests: $200.00 refundable security deposit
41 to 60 guests: $300.00 refundable security deposit
The refundable security deposit may be used to cover damages, loss, excessive cleaning, overtime, unauthorized guests, dogs outside the designated dog park area, misuse, missing items, service calls, or any other valid additional charges related to the reservation.
A $99.00 Damage Protection Fee may also be charged by Katy StayCation, LLC. This Damage Protection Fee is non-refundable and does not replace the renter’s responsibility for damages, losses, additional fees, or costs that exceed the protection amount or are not covered by the fee.
13. Weather, Utilities, and Amenity Availability
Katy StayCation, LLC will make reasonable efforts to keep the property, pool, and amenities available and in good working condition.
However, temporary interruptions or limitations may occur due to weather, utility outages, maintenance needs, equipment issues, emergencies, acts of nature, government orders, or other circumstances outside of Katy StayCation, LLC’s reasonable control.
Refunds, credits, or rescheduling are not guaranteed for interruptions, limitations, or delays caused by circumstances outside of Katy StayCation, LLC’s reasonable control, except as stated in the Cancellation and Reschedule Policy.
14. Right to Inspect, Intervene, or Terminate Event
Katy StayCation, LLC, including its authorized staff, reserves the right to inspect, monitor, access, or enter any area of the property as reasonably necessary for safety, maintenance, emergency response, rule enforcement, damage prevention, or protection of the property.
Katy StayCation, LLC may intervene or terminate the event without refund if the renter, guests, vendors, invitees, or any person on the property violates the rental agreement, waiver, safety rules, property rules, approved guest count, approved reservation time, or engages in conduct that creates a safety risk, property risk, nuisance, disturbance, or legal concern.
15. Lost, Stolen, or Forgotten Items
Katy StayCation, LLC is not responsible for lost, stolen, damaged, or forgotten personal items belonging to the renter, guests, vendors, or invitees.
Any items left behind must be claimed within a reasonable period of time. If shipping, delivery, or special handling is requested, the renter is responsible for all related costs.
Unclaimed items may be discarded, donated, or otherwise handled at the discretion of Katy StayCation, LLC.
16. Liability and Assumption of Risk
Use of the pool, hot tub, backyard, event areas, and amenities involves inherent risks, including but not limited to slips, falls, injury, illness, drowning, property damage, or other risks.
By entering the property or participating in the reservation, guests acknowledge and accept these risks.
The renter is responsible for ensuring that all guests understand and follow the applicable safety rules and property guidelines.

Katy StayCation, LLC is committed to protecting guest information. Please review our Privacy Policy for details on how information is collected, used, stored, and shared.
18. Governing Law
These Terms and Conditions are governed by the laws of the State of Texas.
